Birge & Held’s significant experience in creative problem solving assisted in navigating a complicated renovation for Franklin Park — an older, primarily student-occupied property — without disrupting the tenants. After realizing that the original building plans contained incorrect plumbing information, our team added washer/dryer hookups in the best location for each of three existing floor-plans without impacting the aggressive project timeline.

Raising the Value of Older Properties
In the case of an older property like Franklin Park, renovations are often complicated by the existence of two structures—an original building and later add-ons. Faced with this scenario, inaccurate building plans, and a limited budget, Birge & Held devised a plan to heavily renovate some units while moderately upgrading others, overcoming significant obstacles while maintaining our expeditious renovation commitment. By staying on time and on budget, our team significantly improved the property’s profitability while maintaining tenant satisfaction and retention.
