A vibrant addition to the Herron‑Morton neighborhood, this 236-unit community of apartments and lofty 2-story townhomes offers exceptional amenities including a pool with alfresco dining, on-demand fitness, and multiple lounge spaces along with 6,742 sq ft of on-site retail, beautifully integrated into this historic neighborhood.

The Mill | Shelbyville, Indiana

Transformed from the old Coca‑Cola bottling plant, The Mill now provides affordable apartments woven into Shelbyville’s legacy. Community features include a pool and sundeck and expansive clubhouse. This adaptive reuse honors local history while offering quality, accessible homes and reinforcing community identity.

The Rail at 1380 | Zionsville, Indiana

Originally built in 1972 and acquired in 2015, the full renovation of The Rail at 1380’s clubhouse marks a significant capital investment in the community’s future. The transformed amenity hub now includes a state-of-the-art fitness center, podcast studio, relaxing sauna, upgraded clubhouse kitchen and coffee bar, and flexible spaces designed for both resident events and remote work. Outside, a revitalized poolside lounge brings a resort-style atmosphere that elevates daily living. This renovation reflects a continued focus on long-term value creation and quality of life.

Alcove at River’s Edge | Dacula, Georgia

Situated in a relaxing rural setting yet centrally located on Winder Highway minutes from Lawrenceville, River’s Edge offers affordable housing in a gated-community of contemporary 1, 2, and 3-bedroom apartments. This 279-unit community features amenities that foster connection like community classes, a swimming pool with outdoor showers, and a community garden so residents can thrive.

Athens Flats | Athens, Georgia

Athens Flats is centrally located on Hull Road minutes from major shopping centers. This modern A 304-unit community is a collaborative affordable housing initiative in partnership with Aetna, Athens Housing Authority, Athens-Clarke County, and the Georgia Department of Community Affairs.

The E’laan (Clubhouse): Indianapolis, Indiana

Located in Downtown Indy, the clubhouse renovation is designed to bring people together and support modern lifestyles through stylish lounge areas, flexible workspaces, and sleek, contemporary design. The transformed amenity fosters everyday ease for residents as they host an event or work from home.

Cheswick Village | West Lafayette, Indiana

Minutes from Purdue University, Cheswick Village was originally constructed in 1994. The community-wide upgrades focus on creating inviting communal areas as well as upgraded living spaces aimed at uplifting resident experience and reinforcing a sense of connection.

Upcoming Projects

Lila on the Square | Indianapolis, Indiana

Lila on the Square is a 144-unit affordable housing development set to break ground in Q4 2025. This four-story, slab-on-grade community will be on the site of the former Lincoln Square, offering interior corridors, thoughtful amenities, and an on-site child care center to support working families. Designed with sustainability in mind, the project will also feature a solar microgrid to reduce energy costs and environmental impact.

Montgomery & Maple | Norwood, Ohio

A 178-unit affordable housing community, Montgomery and Maple is an infill site with construction slated to begin in Q1 2026. This LIHTC development will blend seamlessly into the existing neighborhood while expanding access to quality housing. A solar microgrid will be incorporated to support long-term energy efficiency and sustainability.

River’s Edge Phase 2 | Dacula, Georgia

Breaking ground September 2025, this second phase of Alcove at River’s Edge, a recently completed affordable community will add 72 market-rate units in a riverfront setting. Designed as three-story, slab-on-grade garden-style buildings, the development will offer abundant amenities including a community garden to support active, connected living.

Lexington Flats | Athens, Georgia

Scheduled to begin construction in the third quarter of 2026, this 144-unit affordable housing community in will feature three-story garden-style buildings and a solar microgrid for sustainable energy use. Residents will enjoy access to an on-site leasing office, clubhouse, and pool—all located in the heart of a vibrant college town.
